For property managers

Meet the three I'd hire before the next renewal slips

Set each one up once. They just run.

Nothing reaches a tenant or a vendor until you have read it.

The staff

Hire one, or all three. They hand work to each other, and every one of them is the same object with a different brief and different accounts attached.

An hour of it, as it actually goes

One Hand, one job, and the part where it stops and asks. Not every shift log starts in the morning, and nothing below leaves the building until you say so.

Shift log · Monday Dawn · renewals
You, 8:15 What's coming up in the next 60 days, and what's already late?
Read the rent roll and the lease dates
Nine renewals inside 60 days, four unsent
Two vendor COIs expired — Alvarez, Peak Mechanical
Unit 4B is $1,850, eleven days late, no contact logged
Drafted the nine renewal notices and two COI requests
Logged it all against the units
Needs your decision

Send the nine renewal notices? Two have rent increases over 5% — I've flagged those separately, and they need your eye before anything goes out.

In your words

Things people actually ask

  • “Tenant in 4B says they told us about the leak in March. Find out whether they did.”
  • “Pull every work order Peak Mechanical closed this year and what we paid for each.”
  • “Watch the portal tonight and tell me in the morning if anything came in as urgent.”

Questions

The ones that come up first

Will it send notices to tenants on its own?

Not unless you say so, each time. Anything going out to a tenant is drafted, shown to you, and sent only on your approval — and a rent increase over your threshold gets flagged separately rather than buried in a batch. This is deliberately not a product that mails your residents while you sleep.

Does it replace my property management software?

No. Your PMS stays the system of record for ledgers and payments. A Hand reads what it needs, does the chasing your software has never done, and writes the outcome down where you'd look for it.
