For acquisitions
Meet the three I'd hire before another analyst
Set each one up once. They just run.
Nothing goes to a seller until you have read it.
The staff
Hire one, or all three. They hand work to each other, and every one of them is the same object with a different brief and different accounts attached.

the update I am always two weeks late on
An hour of it, as it actually goes
One Hand, one job, and the part where it stops and asks. Not every shift log starts in the morning, and nothing below leaves the building until you say so.
Send the LOI? The number assumes vacancy stays where it is, and two months have no rent receipt behind them — I have flagged both. Nothing goes out until you say so.
In your words
Things people actually ask
- “Find every distressed commercial listing in South Brooklyn under $5M and put them in a sheet.”
- “Who owns 1420 Ocean Pkwy, and what have they paid in taxes since 2019?”
- “The seller moved the deadline. Work out what that breaks in diligence and who needs telling.”
Questions
The ones that come up first
Can it actually get into ACRIS and the county portals?
Mostly, yes — it drives a real Chrome on its own profile rather than a headless scraper, so the sites that block bots do not block it. When one does put up a login or a challenge, it stops, hands you the keyboard, and picks up where you left it. It does not sit there guessing.
Does it decide anything?
No. It brings you the filing, the number and the draft, and says what it is unsure about. Offers, wires and anything else you cannot take back wait for your approval — and you set where that line sits.
Nothing here is a template. It is the same Hands, briefed for this.
