Does it replace CoStar or our data subscription?

No, and do not make it. It uses what you already pay for the way you would — signed in, in a real browser — and it puts what it found somewhere you can read it, with the source and the date attached. What it adds is the hours you spend copying between them.

Can one client's Hand see another client's work?

No. Each client can be its own company in the app, with its own files, memory and connected accounts. A Hand in one cannot list the staff of another, read its transcripts or reach its email — that is enforced in the database, not the interface.
